What does Individual 'by the bed' Leasing mean?
Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person’s rent. Please note that common areas are a shared space.
Do I have to find my own roommate?
We offer a roommate matching system called RoomSync! If you don’t have anyone in mind that you’d like to live with, RoomSync can help you connect with potential roommates who have already completed the leasing process. Once you’ve signed your lease, you’ll receive an invitation to join RoomSync, where you can search for, chat with, and select your future roommates. If you don’t find a roommate or fail to complete the process by the deadline, our team will use the roommate matching sheet from your application to find the best match for you.

If I am an international student, do I need a Guarantor?
For applicants who do not have a credit history in the US and/or a guarantor, Theory will accept a prepayment of two installments in lieu of credit/guarantor requirements. Prepaid installments are applied to the last two months of your lease term. Additionally, applicants who are citizens of another country must provide at least two of the following:

- A passport.
- The INS document that entitles the applicant to be in the United States.
- Proof of employment in the United States.
- An I-20 verifying student status; and/or 5) proof of enrollment.
